Most of what we build falls into four scopes. A cosmetic refresh keeps the existing plumbing and layout and focuses on new tile, a new vanity, fixtures, and paint — typically four to six weeks on site. A gut remodel takes the room down to studs but keeps the footprint, which is the right fit for most older homes where we need to address insulation, wiring, and rotten subfloor under a failed tile job. A reconfiguration moves plumbing and often a wall to get the layout that should have been there in the first place — turning an awkward tub-shower combo into a proper walk-in shower plus a double vanity, for example. An addition creates a new bathroom where one did not exist, often as part of a primary suite or a main-floor powder room.

A gut remodel that keeps the footprint — new tile walls and floor, new shower, reconfigured vanity, heated floor, better lighting — usually lands in the $30,000 to $55,000 range. A primary bath reconfiguration with moved plumbing, a custom tiled shower, a freestanding tub, double vanity, and built-ins runs $55,000 to $115,000+. A new bathroom addition is priced separately because framing, foundation work, and envelope details come into play.

Timeline has two parts. Design and selections run three to six weeks. On-site build is typically four to eight weeks for a single bathroom — longer if custom shower glass, natural stone, or specialty fixtures have long lead times. The single biggest schedule risk is product lead time, so we pre-order everything before demo day. What usually adds weeks after that: custom shower enclosures that must be field-measured after tile is set, natural stone slabs that need to be templated and fabricated, and permit reviews when we move a main stack or add electrical service.

House type matters more than ZIP code. A 1920s story-and-a-half in south Minneapolis usually has an undersized upstairs bath squeezed against the chimney, and often the honest answer is to steal a linear foot from a hallway closet to make a real shower work. A Highland Park colonial typically has a main bath with cast iron drains and a vent stack we need to plan around before we move fixtures. A 1960s rambler in Edina or Bloomington often has a tub-shower-toilet lineup along a single plumbing wall — the cheapest way to expand it is to open the adjacent closet, not to move the stack. A 1990s two-story in Eden Prairie or Maple Grove usually has plenty of primary-bath square footage but dated builder-grade finishes and a jetted tub that could be replaced with a freestanding soaker and a much bigger shower.   • If this is your only full bathroom, keep at least one tub in the house for resale — most buyers with kids will rule out a home that has no tub. If you have a second full bath with a tub, you are free to convert the primary to a large walk-in shower. In practice, that is what most of our Twin Cities primary-bath clients do.
  • Yes — more than most upgrades. Heated tile floors are the single item clients tell us they never regret. Cost is modest when we install it during a gut remodel (the wiring goes in before tile), and it eliminates the cold-tile-in-January problem for the life of the bathroom.
  • Any change that touches plumbing rough-in, electrical circuits, or structural framing requires a permit in Twin Cities cities. We pull and manage permits as part of every project so the work passes inspection and is on record when you sell.
  • For the room we are remodeling, plan on four to eight weeks without access, depending on scope. If this is your only full bathroom, we sequence the work so fixtures are installed and usable as early as possible, and we talk through a temporary plan during design.
  • Often yes. We routinely gain real square footage by borrowing from an adjacent closet, pushing into a knee wall, or rotating the shower ninety degrees. What looks like a tight footprint on paper usually has two or three moves that free up significant floor space.
