The way to get from one to the other is one of three moves: stay in the existing footprint and plan more efficiently, take from an adjacent bedroom, or push out into a bump-out addition. Minneapolis bathrooms are different from suburban bathrooms because of the housing stock. The dominant Minneapolis house is a 1920s bungalow with one small upstairs bathroom serving two or three bedrooms. Modernizing that bathroom rarely fits inside the original 35-square-foot footprint. The honest decision is whether to stay tight, take from an adjacent room, or build out — and we walk through all three with every Minneapolis client.

  • South Minneapolis bungalows (Tangletown, Linden Hills, Powderhorn, Fulton, Kingfield, Field) — the most common Minneapolis bathroom project. Often have an attic that has been finished or could be finished, sometimes with a shed dormer that can hold a primary bath. Knee-wall storage and sloped ceilings drive the layout.
  • Lake-area primary suites (Lake of the Isles, Kenwood, Lowry Hill, Cedar-Isles-Dean) — bigger homes, more often a real primary-suite remodel with double vanity, separate tub and shower, water closet, and walk-in closet, sometimes carved out of an old sleeping porch or two adjoining bedrooms. The work tends toward classic detail — marble, inset cabinetry, polished nickel — to match the period of the house.
  • Northeast Minneapolis (Audubon Park, Logan Park, Windom Park) — same housing era as south Minneapolis, same bathroom problems, same solutions.
  • Mid-century lake-area homes — different layout entirely. Original primary baths are often galley-shaped with a window at one end. The contemporary move is rift-sawn or quarter-sawn wood floating vanity, large-format porcelain tile, frameless glass shower, integrated mirror lighting.
  • Basement bathrooms — Minneapolis basements often have an existing rough-in for a 3/4 bath that was never finished. We complete the bath as part of a basement remodel or as a standalone project. Drainage requires either gravity to existing drain or an upflush system depending on slab condition.
  • Downtown lofts and condos — bathroom layout is constrained by the building’s plumbing risers. Work is custom cabinetry sized to the wall, large-format tile, frameless glass, and integrated lighting.

What’s specific to Minneapolis bathroom projects

The first Minneapolis bathroom reality is the existing plumbing. A 1920s Minneapolis bungalow likely has cast-iron drain stacks (often deteriorated at the base), a 1.5-inch or 2-inch vent that does not meet current code for a fixture-loaded bathroom, and either galvanized supply lines (restricting flow and likely failing) or copper. An upstairs bathroom in a 1920s bungalow has a 2×8 floor joist system that is sometimes undersized for a modern bathroom — especially if the plan adds a freestanding tub (300 to 700 lbs filled), a tile shower with a curbed pan, and a heavy vanity. We evaluate the floor structure at planning and add sister joists or a steel beam if needed. We also use uncoupling membrane and proper waterproofing under any tile floor so cracking from joist deflection is not a problem.

The third Minneapolis reality is walls and ventilation. Bathrooms in Minneapolis old housing stock often have plaster on lath walls, original wood-trim, sometimes layers of wallpaper. Properly demolishing back to studs, addressing any insulation issues, and rebuilding with new drywall and trim is the right approach for a bathroom that needs to last. Code-compliant exterior-vented exhaust fans are non-negotiable in our work — bathrooms vented into attic space cause ice dams, mold, and roof failure in Minnesota winters.
